<p>Ok who loves the <a title="Baltimore Raven's Stadium" href="http://www.baltimoreravens.com/Gameday/MT_Bank_Stadium.aspx">Baltimore Ravens</a>?  A show of hands please.  Most that I run across in my area are serious fans (except for my husband who has shed more blood as a result of the Washington Redskins then anyone I know).  But even he was thrilled to go down on the field at Ravens (M &amp;T) Stadium this week.  Very cool experience.  But let me go back to what we were doing there.</p>
<p>We attended a <a title="Dean Cottrill at Raven's Stadium" href="http://www.youtube.com/watch?v=s5JGbkkhQmk">Coldwell Banker Sales Blitz</a> for the top agents for 2010 in the Mid-Atlantic region of Coldwell Banker.  It was held at the Club level of Ravens Stadium. We had informative mini break out sessions on everything from short sales and REO properties, making a great video, to software demonstrations, social media discussions and vendor displays.</p>
<p>This was followed by a trip down through the inner workings of the Raven’s stadium on a massive freight elevator.  I felt like I should run out through the opening to the field like the professional players. (Ugh, note to self, you can’t run you’re in heels and that just won’t work).</p>
<p>The child in all of us came out.  Well in most of us anyway.  We were given mini footballs when we arrived at the sales blitz, and who can resist throwing a football on a professional football field. Also we’re sales agent, can you say photo opp???</p>
<p>I digress.</p>
<p>Soooo  we took some pictures, we all played like kids and had a fun time on a beautiful spring day in Baltimore with our fellow Coldwell Banker agents. All felt right with the world.  It didn&#8217;t hurt that I won a little money from a cash drawing that was held&#8230;.Score!</p>
<p>Probably didn’t take enough pictures, but wanted to share what pictures I did take. FYI – for the record <strong>I</strong> do like the Ravens.</p>

<p>Freddie Mac’s latest survey reports longer-term rates eased a bit this week as was expected when Treasury yields fell slightly.</p>
<p>The 30-year fixed-rate mortgage (FRM) averaged 5.0 percent for the week, down from last week when it averaged 5.05 percent. Last year at this time, the 30-year FRM averaged 4.93 percent.</p>
<p>The 15-year FRM also eased this week, averaging 4.27 percent compared to last week when it averaged 4.29 percent. A year ago at this time, the 15-year FRM was at 4.33 percent.</p>
<p>The 5-year Treasury-indexed hybrid ARM averaged 3.87 percent this week,  down from last week when it averaged 3.92 percent. A year ago, the 5-year ARM averaged 4.12 percent.</p>
<p>The 1-year Treasury-indexed ARM bucked the trend, averaging 3.39 percent this week, up from last week when it averaged 3.35 percent. At this time last year, the 1-year ARM averaged 4.23 percent.</p>
<p>Frank Nothaft, Freddie Mac’s chief economist, commented on the current rate picture and the housing market. He said, &#8220;Fixed mortgage rates eased slightly this week and continue to be very affordable. Prior to 2009, interest rates for 30-year fixed-rate mortgages had never been at 5 percent since our survey began in April 1971. In both 1981 and 1982, the rates were over three times as high as they are today.”</p>
<p>Nothaft added, &#8220;The housing market is struggling to regain traction despite still historically low rates. New construction on one-family homes dipped slightly in January to an annualized pace of 413,000 units, which was the fewest number since May 2009. In addition, homebuilder confidence didn&#8217;t improve for the third consecutive month in February and remains near record lows, according the NAHB/Wells Fargo Housing Market Index&#8221;</p>

<p>Many showed up for this celebration. We gathered at a local watering hole (Mickey Finns), which for those who remember, was home to Real Estate Beach Camp, this gorgeous evening.</p>

<p>Leadrouter continues to be an important, robust source of business for me as an agent. A prospective buyer can go on line, view a property they are interested in, and then request additional information. We will receive a Leadrouter call instantaneously on our cell phone that someone made an inquiry and immediately get right back in touch with that buyer prospect.</p>
<p>My company received almost 2500 leads in September, per the graph below- that is a lot of opportunities!</p>
<p><strong><a title="Contact Kevin and Monica" href="http://www.ocean-citysales.com/contact_us.html">Referrals Placed</a> &#8211; </strong>our company referrals placed are up substantially over last year.  This is e-agent business!</p>
<p>In September, we had a nice increase in New Contracts.</p>
<p>All of this indicates, as we know, that buyers and sellers are shopping on line and that this business is becoming more and more active and substantial.</p>
<p>When I take a listing it is disseminated to over <a title="Over 400 Web Sites" href="http://www.cbmarketingmall.com/internet2009/BaltimoreWebsiteListing_3page.pdf">400 different web sites.</a> The power of that is incredible. My seller’s property is seen by millions, exposure unparalleled to any other, to advertise their property.</p>
